§ 16.28.050. Lot area less than one acre—Area, frontage and sidewalk requirements.

  • A.

    In hillside subdivisions where lots front on both sides of a street, each such lot shall have an area of not less than eight thousand (8,000) square feet with an average frontage of not less than eighty (80) feet and the minimum width of any such lot shall be not less than sixty (60) feet at the front building line. A five-foot paved sidewalk on both sides of the street shall be provided.

    B.

    In hillside subdivisions where lots front on one side of a street only, each such lot shall have an area of not less than six thousand (6,000) square feet and a minimum width of not less than sixty (60) feet at the front building line or the minimum required by the zoning regulations, whichever is greater. A five-foot paved sidewalk on the same side of the street as the accessible lots shall be provided, and a reserve strip of land one foot in width along the inaccessible side shall be granted in fee to the city.
